01Selective bookings
Every booking gets reviewed before it's confirmed. Verified profile, previous reviews, purpose of trip, minimum stay. We turn down anything that doesn't fit the apartment.

You own a premium apartment. We turn it into steady income, without you ever becoming a host. A small, curated portfolio in Villa Morra, Carmelitas, Recoleta and Las Lomas, booked over 90% of the year.
Between the first guest and the monthly deposit in your account there are dozens of tasks. None of them are yours.
We photograph the apartment before and after every stay and review each guest before confirming. Every booking comes with Airbnb's AirCover, which covers up to USD 3 million in damages. If a claim comes up, we handle it end to end.
A professional team with a checklist that covers every room. A full reset and amenity restock between guests.
We transfer to your account every month, with a line-by-line breakdown of income and expenses. Nothing hidden and nothing to chase.

We keep the portfolio small on purpose. With fewer apartments we can look after yours as if it were the only one: each night priced against its real comparables, every guest vetted before confirming, the calendar above 90% without dropping the rate.
Six things separate a premium stay from an ordinary rental. We run every one of them, on every apartment in the portfolio.

Guests message us directly throughout their stay, in Spanish, English or Portuguese. We help with anything to do with the apartment, and share our recommendations for where to eat and what to see nearby.
We coordinate repairs and upkeep between stays. Plumbing, appliances, the wear that builds up with use, all handled before a guest ever notices.
We update the rate every week against the actual market. Season, holidays, local events, comparables on the same block. The rate moves up as often as it moves down.
When the apartment has the bones but needs work, we walk you through furniture and finishing during onboarding. Pricing depends on the gap, and we lay it out before we start.
A real shoot with a professional photographer and controlled lighting, then a careful edit. A one-time USD 150, paid to the photographer at onboarding.

"The first photo decides whether the rest of the listing gets read."
We take on only a few apartments at a time, so each gets our full attention. They all go through these five steps before the first guest arrives.
You send the location and a few photos. That is all it takes for us to know if it is a fit.
We come see the apartment in person, usually within one to three days. All you do is let us in.
We prepare and style the apartment for premium guests. Usually that means linens, towels and decor, ready in about a week. If the apartment also needs furniture, our partners can build it to order.
We shoot the apartment and write the listing. About three days from the photos to the ad going live.
From the first guest on, we run it all. You get a monthly report and the deposit.

An estimate from comparable apartments. A new listing builds toward its full rate over its first months.

These are the questions owners actually ask. If yours isn't here, message us directly.
Especially for you. Most owners we work with had never put a place on Airbnb and did not want to become hosts. You hand us the apartment and we handle everything from there, so you never deal with guests, listings, pricing, cleanings or damage claims. You get a monthly report and the deposit.
No. One bedroom minimum (no studios), and only in Villa Morra, Carmelitas, Recoleta, Manorá, Ykua Satí, Las Lomas and Mburucuyá. The furniture and finish need to support a premium nightly rate. If the apartment has the bones but needs work, we walk you through the upgrade during onboarding.
20% of gross revenue, in line with the local market. We run far fewer apartments per manager, so each one gets closer attention. The monthly report breaks out every line, including ours.
We use Airbnb's verification plus our own review: previous reviews, what they wrote in the first messages, purpose of trip, minimum stay. Anything that doesn't fit the apartment gets declined.
No. We start with three months so we can show results in numbers. After that it continues month to month, and either side can end it with a month's notice.

However you prefer. Set a threshold and we'll clear anything above it with you first. Below that, we handle the repair and itemize it in the monthly report. You decide at onboarding and can change it anytime.
We read every application and reply within one business day. If the apartment isn't a fit, we'll tell you on the first reply.
