Six things separate a premium stay from an ordinary rental. We run every one of them, on every apartment in the portfolio.

01Selective bookings

Every booking gets reviewed before it's confirmed. Verified profile, previous reviews, purpose of trip, minimum stay. We turn down anything that doesn't fit the apartment.

02Bilingual support

Guests message us directly throughout their stay, in Spanish, English or Portuguese. We help with anything to do with the apartment, and share our recommendations for where to eat and what to see nearby.

03Maintenance & upkeep

We coordinate repairs and upkeep between stays. Plumbing, appliances, the wear that builds up with use, all handled before a guest ever notices.

04Seasonal pricing

We update the rate every week against the actual market. Season, holidays, local events, comparables on the same block. The rate moves up as often as it moves down.

05Design and staging

When the apartment has the bones but needs work, we walk you through furniture and finishing during onboarding. Pricing depends on the gap, and we lay it out before we start.

06Editorial photography

A real shoot with a professional photographer and controlled lighting, then a careful edit. A one-time USD 150, paid to the photographer at onboarding.

Step by step

What happens after you apply.

We take on only a few apartments at a time, so each gets our full attention. They all go through these five steps before the first guest arrives.

    Day 1

    You send the location and a few photos. That is all it takes for us to know if it is a fit.

  2. II

    Initial visit

    1 to 3 days

    We come see the apartment in person, usually within one to three days. All you do is let us in.

  3. III

    Tailored programme

    1 to 7 days

    We prepare and style the apartment for premium guests. Usually that means linens, towels and decor, ready in about a week. If the apartment also needs furniture, our partners can build it to order.

  4. IV

    Production

    ~3 days

    We shoot the apartment and write the listing. About three days from the photos to the ad going live.

  5. V

    Ongoing management

    From the first guest on, we run it all. You get a monthly report and the deposit.
